We bought this Spokane Valley lot to build a spec home. Then we surveyed the market and saw a better long-term use for it: a purpose-built adult family home, designed around the residents who would live there and the caregivers who would work there. So we designed it that way, with input from several Washington AFH operators.

The result is a single-story, 2,805 square foot home with 6 bedrooms and 3 bathrooms, and a mini-split in every bedroom so each resident's room can be set to their own comfort. A 5-foot hallway and 36-inch doors leave room for wheelchairs and walkers. Three step-free exits lead out the front, through the mudroom, and onto the covered back patio. Curbless showers come with a fold-down seat and a full set of grab bars. Two staff rooms, locked medication storage, 9-foot ceilings, quartz countertops, and LVP flooring throughout round it out.

Soon it will be leased to a licensed operator, and the lessons from this build shape every adult family home we design.
