This client had already proven they knew how to spot an opportunity: they'd bought a rehab property on South Hill, brought it back to life, and sold it, but not before splitting off a second parcel with enough room for a duplex. When it came time to build on it, they called us back.

The lot needed work before it needed framing. We cleared it, brought it level, and built a retaining wall to hold the grade, then placed a brand new duplex on 36th Street, across from the new Adams Elementary. Each 1,400 square foot unit carries 3 bedrooms, 2.5 baths, and a 1-car garage, with zone mini-split heating keeping each side independently comfortable. LVP flooring and quartz countertops run through both units, while a turf backyard and low-maintenance landscaping keep upkeep simple for a client who's holding this one as a long-term rental.

It was a second project with a client we'd already built trust with, and a lot that needed real work before it could become anything at all.
