Sipple Road Homes started with just two lots purchased from a nearby homeowner — but quickly grew into one of our largest multi-year developments. After building the first two homes on the south end of the property, the neighboring owner approached us about selling the remainder of his land. That opened the door to something bigger.

We boundary-line adjusted our third lot, acquired the additional acreage, and spent the next 18 months turning raw land into a fully improved 11-lot neighborhood. This included installing sewer and water connections, power, sidewalks, and Comcast utilities — the full infrastructure package needed for a quality community.

From there, we designed and built three primary floor plans, each inspired by Rich’s loyalty to the 49ers and crafted to offer comfortable, modern living for a variety of buyers:

The Willis — Strength Meets Simplicity

At 1,493 square feet, this single-level home balances comfort and versatility. The vaulted great room creates an open, inviting living space connecting the kitchen, dining, and living areas. The Largent — Two-Story Comfort with Modern Touches

This 1,468 square foot plan sits on deep lots and brings a bright, open concept to the main floor. The kitchen features quartz countertops, stainless appliances, and soft-close shaker cabinets. LVP flooring spans the entire home — including the upstairs, where the primary bedroom with ensuite bath and two additional bedrooms create a comfortable retreat. A covered patio, spacious backyard, high-efficiency furnace, heat pump with AC, and fully insulated/drywalled garage complete the package.
